Lender's niche & Overlays
We are a private money lender, mostly lending in CA, WA, HI, CO, and NC, but will look at other states on a case by case basis.
No real guidelines per say, just common sense underwriting. Keep in mind since we are private money, we depend more on the LTV than anything else. We look to lend on NOO properties 60% (refis), 65% purchases and commercial properties 50-60%. We also cross collateralize properties meaning we can put multiple liens on properties for the same loan. This is done when the CLTV for multiple properties is below or at 60% and is the only way the client can get the cash out needed. This can be used for purchases or refis.
OO properties up to 65% (CA only), but must qualify full doc and must have a reason for not going to a bank. We also want to understand how they are going to take us out in a year or two.
OO bridge loans (CA only), A legal bridge loan where the owner occupied property is used as collateral to purchase another owner occupied property. Then, when the first property is sold, our loan is paid off. May or may not require any income documentation depending on the specifics in your scenario.
OO business purpose loans, CA only - A business purpose loan, i.e. money is taken out of an owner occupied property for legitimate business purposes.
OO purchase of a triplex or larger is being purchased and the owner will reside in one unit as their primary residence
We do not have broker packages, but instead, take your deal over, work with your client directly, close it from here, then pay you your points out of escrow or on a referral agreement.
